Real Estate Packages

Pre-Listing Inspection + Tune Up - Starting at $350

Our team will perform an inspection providing the lifespan and condition of the roof with an affidavit. We will perform any small repairs that may be caught on an inspection such as nail pops or lifted shingles. We will remove any dry debris from the roof.

Roof Inspection with Affidavit - $150

As licensed roofers, we will perform a full inspection of the roof to note any damage, potential leaks, and remaining lifespan of the roof. Any small repairs requiring less than ¼ tube of sealant will be included.

Pay At Closing - $0

We understand that replacing a roof is an investment. If the funds are not immediately available, our team will work with agents and homeowners to replace the roof and receive funds at closing to lessen the burden with no mark-ups, credit checks, or financing fees.

Benefits of Pre-Listing Inspections

While it may seem like a pointless investment to re-roof your home when you’re looking to sell – it helps to meet with a roofing contractor and real estate agent before listing your home so you know the current state of your roof. We hear from homeowners too often that the sale fell through due to bad inspections and too high of repair costs that the sellers weren’t prepared to handle. We’ll come out and perform a roof inspection for your home to let you know the estimated lifespan remaining on your roof so you know what you can expect on the inspection report.

FAQs

We’ll come out to inspect your roof and provide a written report with photo evidence on any issues, estimated lifespan, and current materials on your roof. Any small repairs, such as nail pops or lifted shingles, are performed on-site during the inspection to show that they’ve been corrected and no longer propose an issue.

It’s simple. We’ll estimate the roof for the seller (or buyer!) and provide a written contract with the needed repairs or cost for replacement. Once the contract is signed and the closing date is confirmed, our team will work with the team to schedule close to the day of closing to cause minimum disruption to sellers and buyers alike. We’ll provide a Certificate of Completion and finished photos with the roof completion to the title agency along with our invoice and contract. We’ll handle the check coordination with them after closing so it’s able to be deducted from the funds paid out. It’s one less thing for you to worry about when selling your home.
